In 1981, the developer Richard S. LeFrak got a call from his father, who
was exploring a broad swath of land in Jersey City. “You’d better come
over and look at this,” Samuel J. LeFrak told his son. It was a rusting railroad yard and some sagging warehouses on the
decaying west bank of the Hudson River. The LeFraks started building
